It is the law, under the Gas Safety (Installation and Use) Regulations 1998, that landlords must acquire a Gas Safety Certificate every twelve months.
This needs to be obtained from a Gas Safe Registered engineer for all works involving pipes, gas appliances, and flues which have been installed in a property.
It is a landlord's responsibility that all gas appliances receive regular maintenance.
Records must be kept for all safety inspections for two years and copies must be given to tenants currently residing in the property within 28 days of the inspection.
